Proving tip income for an apartment, car or mortgage

Landlords and lenders count the tips they can see on paper: your W-2, your tax returns (with Form 4137 if you reported tips yourself), 1099s, pay stubs and bank statements. Cash tips you never reported aren't on your W-2 or your tax return, and those are the documents lenders lean on most. For a mortgage, expect to show about two years of tip history.

Every landlord and lender sets its own rules

There's no single national standard for renting. The CFPB (the federal Consumer Financial Protection Bureau) notes that many landlords use tenant screening reports, which can include employment verification and a risk score built on criteria the landlord picks. Loans aren't uniform either: the CFPB says documentation requirements vary from lender to lender and with your situation, and that people with irregular income may need more paperwork. Auto lenders set their own rules too. The practical move is to ask before you apply: "I'm a server and most of my income is tips. What do you accept to show it?"

What usually counts as proof

For a mortgage, the CFPB's checklist also lists W-2s for the last two years and signed federal tax returns for the last two years.

Why unreported cash tips don't count

All tips are income for federal tax purposes, cash included. But a lender can only use income it can verify, and the documents above only show what was reported. Fannie Mae's Selling Guide, the rules for mortgages lenders sell to Fannie Mae, asks for either a verification of employment or your latest pay stub and two years of W-2s. For tips your employer didn't report, it accepts two years of personal tax returns with Form 4137 in place of the W-2. Cash that's on neither isn't in the file.

The cost runs both ways. Skipping cash tips lowers your tax bill, and it lowers the income a lender can count by the same dollars. If you plan to buy a home in the next couple of years, every month you report your full tips is a month of history you can use later. Reporting tips to your employer covers how.

Get your IRS transcripts

A transcript is the IRS's own summary of what's on file for you. They're free, and the IRS recommends ordering online through Get Transcript as the fastest method. By mail, they arrive in 5 to 10 calendar days at the address the IRS has on file.

How much history lenders look for

Fannie Mae's rule for tip income (Selling Guide section B3-3.3-02, the section that covers bonus, commission, overtime and tip income) recommends a two-year history. A shorter one, but no less than 12 months, can be accepted if other strengths in your application offset it. A verbal verification of employment is also required.

The lender averages your tips if they're stable or rising: year-to-date earnings plus the previous year's, divided by the number of months, with at least 12 months in the math. If your tip income is falling, the lender has to confirm it has leveled off before it can count it at all. Other loan programs and lenders have their own versions of these rules.

A worked example

Your 2025 W-2 shows $34,000 of reported tips in box 7. Your pay stub through June 2026 shows $18,000 of tips year to date. If your tips are stable or rising, the lender averages them: $52,000 divided by 18 months, about $2,889 a month. If $9,000 of last year's cash tips was never reported, it isn't in that $52,000, and it does nothing for the size of loan you qualify for.

Your own tip records

A daily tip log is what the IRS expects you to keep, and it helps you report accurately. It isn't on the list of documents Fannie Mae's rules use, and a landlord may not accept it either, because you wrote it yourself. The same goes for apps: Cashout's PDF Shift Report is your own self-reported shift data, not verified or certified, and Cashout has no income letter for landlords or lenders. Use your log to fill in forms and check your W-2, and hand over the official documents as proof.

Common questions

How do servers show proof of income for an apartment?

Ask the landlord what they accept. Usually it's recent pay stubs, your last W-2 or tax return, and bank statements. If most of your income is cash, a tax return that includes it carries more weight than a stub that doesn't.

Can I use cash tips I didn't report to qualify for a mortgage?

Not under Fannie Mae's rules, which work from W-2s, pay stubs, verification of employment or tax returns with Form 4137. If income isn't on any of them, the lender can't count it.

How long do I need to be a server to get a mortgage?

Fannie Mae recommends two years of tip history and accepts no less than 12 months when other parts of your application are strong. Lenders and other loan programs can differ.

Where do I get a copy of my old W-2?

Ask your employer, or order a wage and income transcript from the IRS. It shows W-2 data for the current and nine prior tax years.
